The Meadows/US-29
neighborhood is a 304 acre area located in the northern sector of the city. The
neighborhood is outlined by the Albemarle County line, Barracks Road, Route 250
and Brandywine Drive. This portion of the city was annexed from the county in
1963. The residential and commercial developments in this area split the
neighborhood into two distinct areas with a wooded strip of land serving as a
separation. Seminole Square Shopping Center, located off Route 29 and Hydraulic
Road, serves as one of the city's main commercial areas. This site was
originally the Peyton Farm. The farm was sold and rezoned for the potential
placement of Fashion Square Mall. When the mall did not locate in the city, the
property was developed as a shopping center. Its buildings form a horseshoe
shape with parking in the center for the various businesses in the shopping
center. Additional businesses buffer the parking area from Route 29. The center
features national chains including Office Depot and Giant Foods as well as
locally owned businesses.
The intersection of Route
29 and Hydraulic Road is a significant feature in this area of the city. Route
29 is a major north-south arterial for Central Virginia. It was constructed in
the mid 1970's and traffic volume on the road has increased each year since its
construction. Charlottesville is the only major area on Route 29 which has not
constructed a Bypass so local and through traffic are routed into the city. The
Hydraulic intersection takes a significant number of individuals to and from
the heart of the city from Albemarle County, Green County and other areas north
of the city.
The Meadows neighborhood,
located north of this intersection, is primarily a residential mix of single
family and multi-family dwellings originally developed in Albemarle County.
Professional offices are located on the Hydraulic Road side of the neighborhood
and commercial establishments separate the residential areas from US-29 on the
northern side of the roadway. Angus Road is the main throughway to reach the
Meadows neighborhood. Meadows Presbyterian Church serves as the center of the
neighborhood and is used as a meeting place for the community. This
neighborhood does not have a school therefore the children must travel to
Greenbrier Elementary. The neighborhood maintains a residential character while
being surrounded by dense commercial use. Future development of the county
adjacent to this neighborhood has the potential to significantly impact the
area.
